How To Track Clicks And Impressions? online advertising

I know most convinient way is to put on professional advertising company's ads. But, besides that, I want to provide advertising space for memebers of my site, at a nicer price. Through this direct deal, they pay less, I gain more. But it's just my idea, I don't know how to implement it. I guess there might be some software to keep tracking the clicks and impressions. Could anybody give me some advise on this?

I found hosting on my own server speeds up performance and less HTTP calls are made. Google doublick for small business site has features for serving ads on your site. I didn't found much merchants using this service but you can try it if you get any for your site or niche. All these above mentioned programs will serve you ads and track performance, clicks, geotargetting and other ad server options.
